Stage Two sell-out for Flame Tree Pocket

In yet another milestone for Queensland developers Reed Property Group and the broader Sunshine Coast property market, the Flame Tree Pocket residential development has recorded a complete sell-out of its second stage within just 60 days of release.

Reed Property Group Head of Development Jay Emmerton said the development was proving to be extremely popular with the local community, with Stage One having sold out within 24 hours of being released to market.

“We’re delighted by the ongoing positive response to Flame Tree Pocket and believe the popularity can be attributed to a combination of the development’s central location and affordable price point, as well as broader market conditions,” Mr Emmerton said.

“It’s no surprise that locals are so keen to snap up the last opportunities for affordable vacant land in Sippy Downs. While the Sunshine Coast as a whole is experiencing a rising property market, Sippy Downs in particular is set to further benefit from ‘game changer’ projects such as the new Sippy Downs Town Centre and Youi’s relocation to the neighbourhood.”

“Buyer confidence is also undoubtedly growing and this is evidenced in a recent report released by independent property advisory group Herron Todd White*, which showed that the Sunshine Coast has more than doubled residential allotment sales from 2011, recording approximately 1,400 allotment sales in 2014 alone.”

Mr Emmerton said many of the sales at Flame Tree Pocket had come from first home buyers, particularly those looking to raise children in a family-friendly location with easy access to childcare facilities, schools and parks.

“Unaffordable entry levels have been pricing first home buyers out of the market for years now, so we were eager to develop a product that would meet the budgets of young families and first home buyers while still being close to employment, education and lifestyle opportunities,” Mr Emmerton said.

“Figures from the Australian Bureau of Statistics** showed first home buyers accounted for only 13.7 per cent of all dwellings financed in February this year. At a local level we’d like to play our part in servicing this group and ensuring the Sunshine Coast has a higher representation of first home buyers than the national average.”

“With this in mind and following such a positive response from the first and second stages of Flame Tree Pocket, our focus is now on launching Stage Three of the development, which we expect will take place later this month.”

Sunshine Coast locals Scott and Sarah Tomsett are just some of the first home buyers who have snapped up property at Flame Tree Pocket, having purchased a house and land package including a 255m2 allotment and three-bedroom home.

Mr Tomsett said he and his wife had taken advantage of the Queensland Government’s $15,000 Great Start Grant for first home owners.

“The grant combined with the affordable prices at Flame Tree Pocket means that our mortgage repayments are actually costing less than what we have been paying in rent,” Mr Tomsett said.

“Sippy Downs is a great location for us to be based. We have three-year-old twin boys, so the close proximity to schools and day care centres was a strong drawcard.”

“We also tend to drive to Brisbane quite often so the easy access to the Bruce Highway is a huge plus.”

Mr Tomsett said Flame Tree Pocket would also allow the couple to commute to work easily.

“I work at Braggs Signs in Kunda Park, which is an easy drive from Sippy Downs. Sarah is employed with Coles which will be opening a new store as part of the new Sippy Downs Town Centre later this year, so in terms of convenience, we really couldn’t have found a better spot to call home.”

Mr and Mrs Tomsett’s home will be constructed by Integrale Homes, one of the partner builders working on the Flame Tree Pocket development.

Mr Emmerton said while the 37 lots in Stage Two of the development were already sold with construction expected to be completed by June, Stage Three allotments would be released shortly. House and land packages will be available from $360,000, with land starting from $179,000.
