Stockland has announced the launch of Bay Hill, its first bayside precinct in the Shoreline masterplanned community in Redland Bay, with nearly 300 homes planned for the new precinct.
A total of 294 lots will be delivered in stages. The first release, launching on Saturday 11 April, includes 11 homesites ranging from 375sqm to 735sqm and starting from $716,000.[1]
Located along Shoreline’s eastern ridgeline, Bay Hill offers elevated homesites, with select lots featuring partial and full views across Moreton Bay to North Stradbroke Island.
Stockland Senior Development Manager, Phil Mann, said the precinct launch responds to strong buyer demand for coastal living in South East Queensland.
“This is Shoreline’s first true bayside land offering, giving people the opportunity to secure elevated homesites with sweeping views across the bay and islands,” Mr Mann said.
“Opportunities like this are rare, and we’re already seeing strong early interest from buyers drawn to the location, lifestyle and long-term vision for the community.
Mr Mann said interest in Shoreline continues to strengthen, reflecting broader demand for well‑located coastal communities.
“Over the past 12 months, enquiries at Shoreline have more than doubled, while house values in Redland Bay have increased by around 20 per cent,[2] driven by buyers seeking a coastal lifestyle within easy reach of both Brisbane and the Gold Coast, particularly those looking to upgrade or right-size.”
The release comes as the Redlands region is forecast to grow by around 22,000 people by 2046, supporting ongoing demand for well‑planned communities with access to open space, lifestyle amenity and transport connections.[3]
Shoreline is already well established, with almost a quarter of its planned 3,000 homes completed or under construction.
“We’ve already delivered more than 700 homes at Shoreline, reflecting strong confidence in the community as it continues to grow,” Mr Mann said.
“Shoreline is a gateway to Moreton Bay, with access to 2.8 kilometres of foreshore parkland and more than 25 per cent green space, along with walking and cycling networks.
Looking ahead, Shoreline’s future plans include a town centre with retail, supermarket, medical and dining offerings, along with a new foreshore park and a district‑level sports facility designed to support organised sport and active recreation for homeowners and the wider Redland Bay community.
