The first homeowners have moved into Stockland’s Halcyon Providence community at White Rock, within the Ipswich council area, marking a major milestone for the region’s first over‑50s land lease community as the model gains momentum among downsizers.
Under Stockland’s Halcyon model, homeowners own their home outright and lease the land. With no stamp duty on purchase and no exit fees (deferred management fee), downsizers avoid the fees typically associated with retirement living.
36 homeowners have now settled into the community at White Rock, becoming the first residents within the 254-home development that sits in the Providence masterplanned community.
Halcyon Providence has seen more than 95 per cent of homes sold across initial releases, with stages often selling out within weeks and a waitlist in place ahead of each new release, supported by strong referral activity.
Meanwhile, construction is continuing to progress, with the first slab of the clubhouse now poured, an important milestone that will support the lifestyle and social connections at the heart of Halcyon Providence.
Stockland Halcyon Communities Project Director Glenn Nugent said Halcyon Providence is an important addition to the region, as downsizers look for greater financial confidence without compromising lifestyle or independence.
“Halcyon Providence is Ipswich’s first over‑50s land lease community, located within the Stockland Providence masterplanned community. We’re already seeing strong interest from local buyers who want to stay close to family and friends while transitioning into a home and lifestyle that better suits their next stage of life,” Mr Nugent said.
“The land lease model is resonating because it offers something quite distinctive – the lifestyle and social benefits of a connected community, combined with greater financial clarity and flexibility. It also allows homeowners to unlock equity from their existing home, while freeing up housing elsewhere and supporting much‑needed supply.
“We’re seeing strong word‑of‑mouth referrals and growing confidence around resale outcomes, which is reinforcing demand. Feedback from homeowners once they’ve settled into the community is that they often wish they’d made the move sooner. That combination of reassurance and lived experience is clearly reflected in the response we’ve seen at Halcyon Providence.
Among the first homeowners to move in are Peter and Karyn Sluyter, who are already settling into the lifestyle on offer.
“We were the very first to be handed our keys, which was a pretty special moment – the team was there clapping us in as we drove into our new home,” Mr Sluyter said.
“We’d originally planned to make the move in five to ten years, but after visiting friends at another Halcyon community and seeing what it offered, we decided to bring that forward.
“When we were looking, it was clear there was a lot of interest – some of the blocks we liked already had three or four names on them before they’d even been released, so we knew we had to move quickly and ended up buying in the very first release of stage one.
“It’s been great to see the community come to life so quickly – even before moving in we were meeting people, and now each week there are more homeowners arriving and familiar faces around. It just keeps getting better.”
