First home buyers have made up almost 40 per cent of sales in the latest land release at Gagalba, a new suburb within Stockland’s Aura masterplanned community on the Sunshine Coast.
The strong demand from first home buyers comes just six months after Stockland launched Gagalba, with 127 lot sales recorded across its first four land releases.
Three releases have sold out, with only one lot remaining in the fourth release ahead of the upcoming fifth release.
Stockland Aura Development Director, Josh Sondergeld, said the strong sales at Gagalba, particularly among first home buyers, highlighted Aura’s appeal as a destination for people looking to enter the property market.
“The strong uptake from first home buyers shows the important role communities like Aura can play in helping more people achieve home ownership,” Mr Sondergeld said.
“Gagalba has resonated with buyers seeking the lifestyle and amenity of Aura, while also providing an opportunity to establish roots in one of the Sunshine Coast’s fastest-growing communities.”
Since Gagalba launched in March this year, sales data shows that three quarters of enquiries came from Sunshine Coast postcodes, while more than three-quarters of buyers were families or couples with children.
“The strong level of local interest shows Aura continues to resonate with people who know the Sunshine Coast well and can see the lifestyle and opportunities on offer here,” Mr Sondergeld said.
“It’s also pleasing to see so many families choosing Gagalba, reflecting the appeal of a community designed to support people through different stages of life.

Planned to accommodate an estimated 6,000 new homes, Gagalba will become a major new neighbourhood within Aura, with proposed schools, childcare centres, sports parks, a retail precinct and Aura’s first centrepiece lake^.
The vision is already taking shape on the ground. A new entry road connecting Aura Boulevard to Bells Creek Arterial Road is expected to open by the end of 2026^, while plans are progressing for Nest Park, Gagalba’s first neighbourhood park.
Anticipated to open in late 2027, the park is proposed to feature water play, a half-court basketball court, play equipment, a kick-and-throw area and communal BBQ facilities^.
Gagalba’s fifth land release, comprising 22 lots ranging from 250 to 375 square metres, will go on sale Saturday 26 September.
