Stockland has reached a major milestone for Birtinya Central, announcing the approval of the refreshed masterplan for the future mixed-use town centre.
Positioned within one of the Sunshine Coast’s fastest-growing health, employment and lifestyle precincts, and set to be directly connected to Brisbane via The Wave public transport project, it provides the first look into the future direction of the precinct.
Spanning approximately 28 hectares, Birtinya Central is planned to deliver up to 2,600 dwellings alongside new retail, commercial, entertainment and community spaces, supported by more than $350 million in transport and community infrastructure investment across the broader Birtinya precinct.
The refreshed masterplan represents a significant evolution from earlier schemes, with a strong focus on public space, connectivity and place quality, including a more than 60 per cent increase in public open space and a more legible, integrated movement network.
Stockland Development Director Matt Patullo said the approval marked an important step forward and provided a first glimpse of a connected, walkable and vibrant town centre shaped by its coastal setting and the Sunshine Coast lifestyle.
“The approval of the refreshed Birtinya Central masterplan is a major milestone that sets the foundation for a new urban heart for Birtinya and one of the Sunshine Coast’s most significant employment and lifestyle destinations,” Mr Patullo said.
“The plan has been carefully refined to prioritise people and place, with a generous blue‑green network anchored by the lake, a new green spine and connected parklands, aligned with long‑term regional planning, including the Brisbane 2032 Olympic and Paralympic Games.”
Responding to its coastal context, Birtinya Central is envisioned as a collection of neighbourhoods enveloped and connected by landscape and water, combining a richness and diversity of built form with a balance of vibrant, activated public places and quieter spaces for privacy and tranquillity.
A central green spine will connect the future train station through to the cable-stay bridge and beyond to the beach and wider Kawana Sports Precinct, creating a clear and attractive link for pedestrians, cyclists and the community.
Located adjacent to the Sunshine Coast University Hospital and Health Precinct, Birtinya Central is expected to play a critical role in the region’s long-term economic growth. The masterplan includes a substantial non-residential component, expanding on the existing Stockland Birtinya Shopping Centre, positioning the town centre as a major employment hub, destination and focal point of urban public life for the Sunshine Coast.
Future public transport investment, including The Wave project – which will connect heavy rail from Brisbane directly into Birtinya – is expected to further strengthen the precinct’s accessibility, convenience, employment potential and regional significance.
Civil construction at Birtinya Central is anticipated to commence from late 2026, subject to further approvals, with the first residents and commercial tenants expected from 2029 onwards.
