PropTrack research shows families are leading the charge in Moreton Bay’s housing market – and that momentum is now coming to life at Stockland’s Kinma Valley, where the first residents have officially moved in this month.
The PropTrack Stockland Regional Snapshot reveals houses now account for nearly three-quarters of all buyer enquiries in the region, with four-bedroom detached homes the most sought-after property type.[1]
Moreton Bay’s demographics reflect this trend, where more than 70 per cent of households are families and 80 per cent of residents live in larger, detached homes. This demand is driving strong interest in Kinma Valley, Stockland’s 2,500-home masterplanned community in Morayfield, which has already sold more than 350 lots – primarily to families drawn to its green spaces, lifestyle and affordability.
Stockland’s General Manager for Queensland Development David Laner said the arrival of the first residents is an exciting milestone for one of the region’s fastest-growing communities.
“Welcoming our first families is a big moment for Kinma Valley. With the first homes now complete and many more under construction, you can feel the momentum building as the community starts coming to life,” Mr Laner said.
Stockland’s sales data reflects this family focus, with one third of purchasers being first-home buyers and another third upgraders – most seeking family-sized homes that can grow with them.
Among the first to move in are Renee and Kaine Barton, who relocated with their three children after decades in their previous home.
“We bought our first home when we were 21 and lived there for 20 years – so many cherished memories, with all of our babies born there – but it was time for a larger home for our growing family,” Ms Barton said.
After outgrowing their three-bedroom, one-bathroom home, the family was looking for a home with more space and bedrooms, and the chance create a home designed around how they live.
“We wanted a single-level home that would suit us long-term, with space for the kids and room to grow. Having never built before, it really exceeded our expectations – our builder was fantastic and made the process so smooth from start to finish.”
Now settled into their new four-bedroom home, the family is looking forward to enjoying their newfound space and exploring everything the community has to offer.
“We’re looking forward to the new parks, the future café and just soak up the benefits of raising a family here. It’s a game-changer having all this extra space – for the kids, the dog, and for us. It already feels like home,” Ms Barton said.
Mr Laner said Kinma Valley was designed to meet that demand for families at every life stage.
“We’re seeing interest right across South East Queensland, particularly from those who want a four-bedroom family home without compromising on location,” Mr Laner said.
“With house and land starting from around $700,000, and lot sizes ranging from 336 square metres to 758 square metres and priced between $393,000 and $553,000, buyers have flexibility on design and budget – while still enjoying the backyard and lifestyle they’re seeking.”
New homesites will continue to be released throughout 2025, with demand expected to grow as families seek affordable, larger housing in the region. Morayfield’s median house price now sits at $775,000 and neighbouring suburbs such as Burpengary and Narangba are well into the mid-$800,000s.[2]
The next stages – including the Delaney and Grove precincts – have just been released, comprising a total of 23 lots across both stages, followed by a further 24 lots in Stages 13 and 14 to be released on 25 November.
Future milestones include the opening of Glider Park and the first stage of the Community Hub with a café, along with the full opening of the 34-home display village in 2026.
