New research from PropTrack shows Moreton Bay has emerged as Queensland’s growth hotspot for families, as thousands of young families and upgraders flock to the region in search of space, lifestyle and family-sized homes that remain more affordable than Brisbane.

The PropTrack Stockland Regional Snapshot report reveals home prices in the area are rising faster than Greater Brisbane, with median house prices in Moreton Bay North almost doubling in the past five years, up 95 per cent to $825,000 – 8 per cent more than Brisbane’s house price growth over the same period. Units have followed a similar trajectory, and rental markets have also strengthened, with house rents climbing 64 per cent in five years and unit rents up 59 per cent.[1]

This rapid growth, which has consistently outpaced Greater Brisbane, has been fuelled by more than 56,000 new residents moving to the region in the past decade – most of them are families seeking larger, four-bedroom homes.

REA Group Senior Economist Anne Flaherty said family buyers are the driving force.

“In the region, more than 70 per cent of households are families, with houses representing 80 per cent of new development listings on realestate.com.au,” Ms Flaherty said. 

“Pair that with 51 per cent of enquiries for new developments focused on four-bedroom homes, and 90 per cent for homes with three or more bedrooms – it’s clear that family demand is shaping the market.”

Over the year to June 2024, Moreton Bay North’s population grew by more than 8,100 people, with house prices rising 8 per cent and units 13 per cent, continuing a decade-long trend of outperforming Greater Brisbane, where Moreton Bay surged 126 per cent over the past decade compared with Brisbane’s 115 per cent.

“Moreton Bay is among the fastest growing regions in Queensland. Families are driving demand for larger homes, and despite strong growth, the region still offers relative affordability compared to Brisbane, where the median house price has now eclipsed $1 million. Furthermore, Southeast Queensland is set to benefit from the Brisbane 2032 Olympics which will see significant improvements to infrastructure and connectivity throughout the region.” 

Stockland Project Director, Rob Winters, said the company was committed to helping meet the demand for new housing across its communities in Moreton Bay.

“The growth we’re seeing in Moreton Bay is being driven by families who want more space and greater affordability in a well-connected community,” Mr Winters said.

“Our communities like Stockland Kinma Valley in Morayfield will provide around 2,500 new homes with a 3,000 square metre neighbourhood hub and a 31-hectare central park, and Rivermont in Waraba will deliver just over 2,000 homes. These masterplanned communities are designed to create a family friendly lifestyle with extensive green spaces and amenity within easy reach of Brisbane, the Sunshine Coast and all that Moreton Bay has to offer.  

“We’re also delivering Halcyon over-50s communities like Serrata and Promenade, which cater to the growing number of downsizers choosing to stay in the region. These two Moreton Bay land lease communities are some of our strongest Halcyon communities in the state, reflecting the strong demand shown in the PropTrack report.”

Key report findings

  • Moreton Bay North population up 24% over the past decade (56,411 people).
  • Recent population growth has been even stronger (+8,160 year ending June 2024).
  • Median house and unit prices both increased 126% in 10 years (versus Brisbane 115% for houses and 91% for units).
  • Median house price: $825,000 (+ 8% over 12 months, +95% over 5 years).
  • Median unit price: $603,000 (+ 13% over 12 months, +108% over 5 years).
  • House rents up 64% in five years, unit rents up 59%.
  • Houses make up 73% of new development buyer enquiries on realestate.com.au, and represent 80% of new development listings on realestate.com.au, suggesting supply is largely aligned with demand.
  • Demand dominated by larger homes: 51% of buyer enquiries for new developments on realestate.com.au for 4-bedrooms, 13% for 5+ bedrooms.
  • 72% of households in Moreton Bay North are families, while 25% are lone-person households.
