Windsor Health Quarter launches offering premium medical tenancies, medi-hotel and SDA apartments

Windsor Health Quarter, a new integrated healthcare centre located 800m from the Royal Brisbane and Women’s Hospital, has launched in response to Brisbane’s growing healthcare needs, with Brisbane Inner North’s population expected to soar by close to half a million people by 2046.¹

The integrated health centre is scheduled to commence construction in the new year and will offer flexible tenancies for medical professionals and healthcare providers as well as 12 specialist disability accommodation (SDA) apartments and a 38-room medi-hotel. The hotel will offer accommodation close to the hospital for low acuity patients and for families and carers of patients and will also provide an alternative for new mothers and babies post-delivery.

Windsor Health Quarter Development Manager Josh Peacock from JGP Property Group said the $100m project was initiated to address the challenges faced by the Metro North Local Health District nearby hospitals, aiming to enhance healthcare service delivery, improve patient outcomes, and alleviate pressure on hospital bed demand.

“For patients, having access to multiple medical specialists and a range of clinical healthcare services in a single visit, in one central location greatly improves their healthcare journey, while also fostering synergies within the service delivery model,” said Mr Peacock.

“Research shows that around a quarter of Brisbane Inner North residents currently have one or more long-term health conditions and by 2046, the over-65-years population of Greater Brisbane will nearly double², so we anticipate this percentage will continue to escalate, elevating the demand for accessible healthcare services.

“This means the 6,400 beds across the 18 licensed hospitals within the catchment of Windsor Health Quarter will face even greater pressure in the coming years and bed blockages and overflow in both the private and public sectors are already a challenge in this area. By combining medical specialist suites with a range of outpatient healthcare services, co-located with SDA apartments and a medi-hotel, our goal is to support and compliment the delivery of healthcare services while also providing some capacity for growing demand in the coming years.”

The seven-level Windsor Health Quarter is a Class 9a building offering 5,000sqm-plus of healthcare service space, expected to include general practice, urgent care, pharmacy, pathology services, fertility services, pre- and post-natal support, diagnostic imaging, allied health service providers and a café, with a further two basement levels offering 179 parking spaces.

Bridging the gap between hospital and home, the medi-hotel offers hotel-style accommodation for patients undergoing treatment, in recovery or from regional areas, reducing travel time to access treatment. The SDA apartments provide purpose-built, independent living spaces designed for NDIS-funded participants addressing the critical shortage of suitable housing for people with high support needs.

Head of Healthcare at Medi Real Estate Daniel Price, who is marketing the project, said Windsor Health Quarter’s unique offering is expected to generate significant interest from the medical and healthcare sectors.

Located on a 2,531sqm site at 182 Lutwyche Road, Windsor Health Quarter offers flexible tenancy layouts ranging from 60sqm to whole floors of 1,200sqm and construction is expected to commence in the second quarter of 2025 with completion in the third quarter of 2026.
