The first families have settled on their land at Kings Forest and begun progressing council approvals, marking a key milestone for Stockland’s masterplanned community which will be home to more than 11,000 residents on the Tweed Coast.

Close to 200 lots have now been sold at Kings Forest, with homesites currently priced from the high $700,000s. Recent land releases have attracted strong buyer interest, with lot sizes ranging from 392 square metres to 610 square metres and many located within walking distance of the new park and playground.

Among the first purchasers are Lennox Head locals Rachel and Grant Holmes, who have settled on their homesite and are now progressing plans to build their family’s “forever home”.

“We’re really excited to be among the first to build at Kings Forest,” Mr Holmes said.

“This isn’t about resale for us – we’re not designing for the next buyer. We’re putting down roots and creating a home we plan to stay in for the long term, with every aspect of our five-bedroom home personalised to our tastes and flexible enough to work for us as our lives change.”

Mr Holmes said the decision to choose Kings Forest was driven by the benefits of a well-planned community and its lifestyle setting.

“Everything has been thoughtfully considered – from the views of Mount Warning and the wide streets to easy access to the park, which has already become part of our lives.”

Stockland Project Director Alex Koerber said settlement represents a defining shift for Kings Forest as the community moves from planning to delivery.

“This is when Kings Forest shifts from plans on paper to a place where families are actively preparing to build their future,” Mr Koerber said.

“With land now settling and communal spaces already open, we’re seeing the community come to life for current residents while attracting future ones.”

Buyer interest at Kings Forest continues to widen, led by strong enquiries from Tweed Coast and southern Gold Coast upgraders, along with a steady rise in interest from Sydney and Brisbane buyers seeking a coastal lifestyle connected to the Gold Coast and South East Queensland.

While early releases attracted local young families upgrading for space, more recent stages have seen increased interest from downsizers wanting to be close to established amenities – particularly the new Tweed Hospital.

Homes will soon begin construction, while the Kings Forest community park and playground is already being actively used, featuring a basketball and netball court, bike pump track, shaded picnic areas with BBQs, and extensive walking and cycling paths.

To mark this next phase for the community, Stockland will host a free movie afternoon at Kings Forest on Saturday, 28 February from 4pm to 7pm, inviting homeowners, neighbours and the wider Tweed and southern Gold Coast community to enjoy live entertainment, kids’ activities, food trucks and an outdoor cinema complete with bean bags.

Monthly land releases at Kings Forest will continue throughout 2026, with upcoming milestones including the registration of the next residential stage in April and the opening of a new Sales and Information Centre in Casuarina in the coming months.
