Stockland has launched its newest residential community, Stockland Botanica, which will provide more than 2,000 lots and be home to around 6,000 residents once complete.

The first release of 18 lots has already sold out over the weekend, reflecting the high demand for homes in the region, and a highly anticipated second release is set for 16 November 2024.

Botanica, named for its botanical and natural surroundings, is a 252-hectare community in one of the country’s largest and fastest growing urban growth corridors in the Ipswich region of Queensland.

The masterplanned community offers a diverse range of housing options that cater to the growing need for housing in South East Queensland, including detached homes, terrace homes, townhomes, a land lease community designed for over 55s, and social housing.

Ipswich is expected to have the highest population growth of any region in Queensland, having surged by 230 per cent from 2016 to 2022 and is expected to surpass 500,000 by 2041.[1] According to the ShapingSEQ Regional Plan, the region will need 4,000 new homes annually for the next 23 years to accommodate this growth.

Stockland’s General Manager for Queensland Development David Laner said that Botanica and the nearby Stockland community, Providence, will play a key role in addressing housing demand and providing local employment opportunities through and beyond construction.

“The launch of Botanica is a significant step toward meeting the growing demand for housing in South East Queensland. The community will provide different housing options to suit a wide range of buyers, from first homebuyers and families to downsizers and upgraders,” Mr Laner said.

“Each home will be within 600 metres of a park or green space, so residents are always connected to nature and have access to outdoor activities and community spaces. There are also plans for a proposed school, a childcare centre, a neighbourhood retail centre, a community sporting club and community centre.”

Botanica will have nearly 70 hectares of rehabilitated green space, a landscaped nature reserve running through the heart of the community, two local parks, a large district park and 10 hectares of regional sports fields. 106 hectares of land external to the Botanica site will also be rehabilitated and preserved as green space.

The launch of Botanica comes as Providence, Stockland’s nearby masterplanned community, reaches significant sell-out milestones, with all recent precinct releases sold out. Providence is already home to 4,800 residents and is projected to grow to 20,000 residents over the next 20 years.

Botanica is conveniently located eight kilometres from Ipswich’s CBD and 46 kilometres from Brisbane’s CBD, with excellent connectivity through major highways, including the Ipswich Motorway and Cunningham Highway, and public transport options for commuters to Brisbane and surrounding regions.
